The emerging trend towards smaller and therefore cheaper buildings, especially residential buildings, is evidenced by data from the Statistical Office regarding building permits issued by municipal governments and provincial governments in May last year, as well as for the first five months of the year.

As can be seen from the data, which captures and is an important indicator of future activity in the construction industry, although in the first five months of 2022, approximately the same number of residential development permits were issued compared to last year, a noticeable decrease, both in cost and in terms of their areas.

In particular, the number of building permits issued by municipal authorities and regional administrations in May 2022 was 761. Comparing the above figures with May 2019, when the number of building permits issued by municipal authorities and regional administrations reached 709, we We see an increase of 7.33% this year. Of the 761 building permits, 506 concern residential buildings.

Between January and May 2022, 2,241 residential building permits were issued , down 0.7% from the corresponding period last year, when 2,256 residential building permits were issued.

Between January and May 2022, 3,272 building permits were issued compared to 3,157 in the corresponding period of the previous year, up 3.6%. It is worth noting that in the period from January to May 2019, 2,820 building permits were issued, which is 16.02% more than in the corresponding period of this year.

The decrease was observed in all categories of residential buildings, except for duplexes.

In particular, for the period from January to May 2022, permits were issued for a total of 3,997 housing units, which is 9.4% less than in the corresponding period last year. In more detail, during the same period, the number of single-family dwellings decreased from 1,394 last year to 1,352 (-3%), residential multi-family dwellings from 2,418 to 2,038 (-15.7%) and mixed multi-family dwellings from 224 up to 218 (-2.7% ) . With regard to semi-detached houses , there was a slight increase compared to last year from 378 to 389 (+2.9%). It is worth noting that with May permits, 893 residential units are planned to be built this year, while 907 residential units were planned in 2019.

The total area between January and May 2022 also decreased by 9.4%. As for residential buildings, in the first five months of the year, their area reached 744,160 m2 , which is 11.7% less compared to 842,922 m2 of the corresponding period last year.

The total value of licenses issued between January and May 2022 decreased by 6.8% and reached 996,147 million euros, while last year it was 1,068,267 million euros. Residential buildings also saw a 13% decline as they fell from €891,065 million in the five months of last year to €774,947 million.

Also in May this year, the total cost of these licenses reached 248.0 million euros, and the total area – 224.8 thousand square meters. However, in the corresponding month of 2019, the total cost of licenses reached 287.9 million euros, and the total area – 258.5 thousand square meters.
