According to the Statistical Service of Cyprus, the Residential Property Price Index ( HPI ) in the fourth quarter of 2025 reached 152.91 points . Year-on-year (compared to the fourth quarter of 2024), the increase was 6.0% , with no change compared to the previous quarter of 2025.
Dynamics By segments :
- New residential properties: The subindex rose to 51 points (in the 3rd quarter – 173.92).
- Secondary residential real estate: The subindex fell to 56 points (in the 3rd quarter – 135.60).
Statistics confirm stable demand for new one-, two- and three -bedroom properties in every area , while the secondary sector showed a minor price correction.
