New large-scale projects in Nicosia: how the city will change by 2030

In the coming years, Nicosia is expected to undergo major construction projects that will lead to population redistribution and the creation of new jobs. According to the Sustainable Mobility (SMM) Strategic Plan, which aims to improve transport accessibility and enhance the quality of life in the Nicosia metropolitan area, a number of factors related to population change and the creation or displacement of jobs will be taken into account. The plan also includes nine significant construction projects to be completed by 2030, which will create movement of people and jobs in different parts of the city.

 

Reconstruction of the old GSP stadium

GSP Old Stadium Redevelopment Project , scheduled for completion in 2024, is located in the business centre of Nicosia. The project will connect the historic part of the city with new areas, improving the urban environment and promoting urban mobility. The project includes the construction of a two-level underground car park, which will be integrated with the public transport system, creating a convenient hub for parking and transfers. The project also includes plazas, restaurants, galleries, bookstores, multi-purpose halls and cafes, as well as an outdoor amphitheater.

 

Multifunctional complex ” Landmark “

The project involves the reconstruction and modernization of the hotel “The Landmark ” Nicosia ” into a luxury hotel with the addition of two high-rise buildings with offices and 53 apartments. Completion of the project is expected in 2025.

 

New Archaeological Museum

A new 40,000 sq. m. archaeological museum is planned to be built on the site of the old hospital in Nicosia. The project includes permanent and temporary exhibition halls, educational facilities, restoration workshops, underground parking for 100 cars, recreation areas and a café. The construction is expected to be completed in 2026.

 

Jumbo Shopping Center in Strovolos

A new Jumbo store is planned to open on the site of the old Stefanidis office complex . The retail space will be 10,476 sq. m., offices and 331 parking spaces will also be built. The project is scheduled for completion in 2024.

 

Master plan for the construction of new ministries

A complex of buildings to house several ministries will be built in the centre of Nicosia. The project is expected to be completed in 2027, and will see hundreds of employees relocate from other areas. The new buildings will house the Ministry of Interior (MOI), the Ministry of Transport, Communications and Works (YMEE), the Press and Information Authority, the Cyprus Library, and the Academy of Literature and Arts. Public areas and open spaces for recreation will also be created.

 

Project for division of plot No. 879

The project to subdivide plot 879 of Kykkos Monastery involves converting it into plots of land with different purposes. These plots will be used for the construction of commercial, office, tourist, residential, recreational, medical and educational facilities. Public areas are also envisaged, including green spaces and public facilities. The full completion of the project is expected by 2035. However, by 2025, a hospital is planned to be built.

 

New buildings for the Land Department

The project for the construction of a five-story building for the Land Department with a total area of 6,940 sq. m includes, among other things, two underground levels of 2,300 sq. m each, intended for 103 parking spaces and warehouses. In addition, the project provides for the creation of two above-ground parking lots with 142 spaces for employees and 30 spaces for visitors. 250 employees will be transferred to the new building.

 

Construction of the new State Chemical Institute

Construction of a new building for the State Chemical Institute will begin next to the psychiatric hospital in Athalassa and will be completed between 2028 and 2029. Once completed, 180 employees will move there from the existing buildings.

 

Multi-storey complex Logicom

The proposed project involves the construction of a multi-storey building in the south of Nicosia, next to the Limassol -Nicosia highway, in the area of “Apostolou Varnava and Agias Makarios “. The complex will include luxury office space, apartments, as well as various auxiliary facilities such as a gym, exhibition hall, conference rooms, restaurants, cafes, kitchens and bars. The main user of the complex will be Logicom , which will move its offices here.

 

Population change and job creation

By 2030, the population and jobs in key areas of Nicosia are expected to increase significantly due to the implementation of major construction projects. The capital’s population is projected to grow to 307,500, an increase of 7% compared to 2021. The number of jobs will increase by 16.7% to around 167,675, compared to 143,729 in 2021.

Specifically, the Nicosia area is expected to see a 3.4% population increase and a 16.3% increase in jobs. The Strovolos area is expected to see a 4.3% population increase and a 17.1% increase in jobs. In Lakatamia, the population is expected to grow by 12.9% and jobs are expected to increase by 15.5%. The largest population increase (16.4%) is expected in the Engomi area , where jobs are also expected to grow by 17.8%. The largest job increase (20.4%) is expected in the Aglantzia area , where the population is also expected to grow by 7.6%.
