
A large-scale integrated development project is starting in Limassol, in the Palodia area, which promises to be an important stage in the development of the region. The project was developed by Frontarico Ltd, part of the bbf: group, and has already received the approval of the Environmental Service. During the public consultations and presentation in December 2023, the vision of the future development was presented, which covers a wide range of functional areas and infrastructure.

Main characteristics of the project
The project envisages the development of a territory with an area of 310,352 sq. m , of which 228,835 sq. m is allocated for buildings and structures. The plan includes the construction of:
- University and student dormitories .
- Research center.
- Complex residential real estate .
- Photovoltaic park for the use of renewable energy sources.
- Commercial and public areas (restaurants, cafes, shops).
- Public parks and recreation areas.
- Road infrastructure .
The integrated development complies with the requirements of the Protection Zone (Z1 and Δ3) and integrates into the existing urban environment, while simultaneously contributing to its improvement.
Three stages of project implementation
The project is planned to be implemented in three stages:
- First stage :
- Construction of the central building of the university.
- The first building of student dormitories.
- Western block of a single residential complex.
- Multi-level parking.
- The main building of the Research Center.
- Second stage :
- Completion of the central building of the university.
- The second building of student dormitories with underground parking.
- Eastern block of the single residential complex.
- Additional buildings of the Research Center.
- Third stage :
- Full completion of university facilities.
- Completion of all student dormitory buildings.
- Completion of construction of an integrated residential complex.
- Full completion of the Research Center.
Environmental assessment
The project has undergone a comprehensive environmental assessment, which confirmed its compliance with standards and minimization of environmental impact. Particular attention is paid to the integration of green areas and the introduction of environmentally friendly technologies.
This project is part of Limassol’s green development strategy, contributing to the creation of new jobs, attracting investment and improving the quality of life of local residents.
