Domestic Residential Property Sales in January 2025

In January 2025, residential property sales on the domestic (Cypriot) market increased by 27% compared to January 2024, accounting for 60% of total sales for the month. Significant growth was recorded in all areas:

  • Limassol : +50%
  • Larnaca : +22%
  • Nicosia: +18%
  • Famagusta : +10%
  • Pathos: +8%

Residential Property Sales to Foreign Buyers

Total residential property sales to overseas buyers, including EU and non-EU buyers, increased by 12% in January 2025 compared to January 2024. Sales increased in all areas except Nicosia, which saw a 10% decline.

  • Larnaca : +18%
  • Limassol : +16%
  • Pathos: +5%

Sales of residential property to EU citizens

Property sales to EU citizens increased by 44% compared to the same period last year, accounting for 13% of all transactions for the month. Sales growth was recorded in all areas except Larnaca , where sales fell by 15%.

The most significant changes:

  • Famagusta : 533% increase (from 3 deals in January 2024 to 19 in January 2025)
  • Pathos: +81%
  • Nicosia: +21%
  • Limassol : +13%

  • Larnaca : +27%
  • Limassol: +17%
