Commercial properties ranging from several million euros to tens of millions of euros are listed on popular real estate platforms. These are buildings that are a registered trademark for both real estate websites and businesses in Nicosia. Listed below are perhaps the most expensive commercial properties owned by REMU, APS, Altamira and Gordian platforms.
REMU: Orfanidi Shopping Center
put up for sale for nearly a decade, unchanged for €34 million . The Orphanidis shopping center in Strovolos is built on a plot of land of 59,437 sq.m. and has an area of 43,138 sq.m. The three-story mall that dominated Nicosia is located on Spyros Kyprianou Avenue, on the northwestern border, and on Ouranon Street, along the eastern border. It has 1,126 parking spaces, of which 516 are in the basement and 610 on the ground floor, as well as seven shops. The mezzanine floor is accessed through a supermarket and consists of offices, meeting rooms and changing rooms for staff. The ground floor is divided into two areas with a large supermarket and a shopping center with shops and restaurants.
APS: Former Debenhams in Makariou
The mixed-use building, together with a large plot in the center of Nicosia, is APS’ most expensive commercial property. This is the building that until recently housed the former ERA, on Makariu Avenue. The historic former Debenhams, which was renamed ERA, closed in the first quarter of 2022. It is worth noting that APS does not provide an estimated selling price for this particular building, which is 2,754 sqm and has a basement of 1,072 sqm. and extends over a land plot of 2438 sq.m. However, according to the Land Registry’s electronic tool, the property in question was valued at 11 million euros as of January 1, 2021. The two properties, which housed the iconic former Debenhams houses, could be among the elite of the capital’s sites, as they are located at the intersection of Makariou, Griva Digeni and Spyros Kyprianou avenues. Built in 1963, the building consists of a basement with a mezzanine, first and second floors. On the territory of “ERA” visitors could find a cosmetic department, a supermarket and a cafe.
Altamira: Commercial Building at Bath Roundabout
The six-story commercial building in Kaymakli, about 140 meters northwest of the BATA roundabout, is probably the most expensive commercial property in Altamira. The property, which consists of two basements, ground floor, mezzanine and five upper floors, is listed for sale for 7 million euros. The basement has 78 parking spaces and 35 storage rooms. On the ground floor there is a store with a mezzanine and on the upper floors there are office spaces. The interior area is 3650 sq.m. (approx.) and cellars of 2620 sq.m.
Gordian: House of Sylvex, in Holy Confessors
The mixed-use building known as Silvex House is located in the area of Agia Omologitos, Nicosia. The property is available at an estimated price of 5.5 million euros. The building is located on Griva Digeni Avenue and consists of two basement floors, five offices and a store on the ground floor, as well as offices on the remaining six floors. Covered areas reach 2,130 sq.m , mezzanine area – 216 sq.m, and the building is erected on a plot of 1,501 sq.m. Part of the building is leased (corner store on the ground floor and office No. 5, as well as offices on floors 2-4), and part of the building is free (offices on the ground floor No. 2, 3 and offices on floors 5-6). It is also clarified that part of the building does not belong to Gordian Holdings (offices No. 1 and 6 on the first floor, as well as an office on the second floor).
