According to official data from the Land Department, in recent years there has been a significant increase in the acquisition of residential property by foreigners in all areas of Cyprus.
From 2021 to the end of 2024, foreign buyers – including EU citizens and third-country nationals – purchased more than 37,000 properties. During the same period, property sales to Cypriots exceeded 200,000.
Nicosia
In Nicosia, the largest number of properties among foreigners were purchased by Greeks – 1,626 properties (272 by sales contracts and 1,354 completed transactions). The British purchased 1,584 properties (31 by contracts and 1,555 completed transactions). Australians took third place with 545 properties (7 by contracts and 538 completed transactions). At the same time, Cypriots own 98,205 properties in the capital, while foreigners own 5,236.
Limassol
In Limassol, Russian buyers purchased 2,561 properties (1,269 under contracts and 1,292 completed transactions). The British took second place with 1,840 properties (141 under contracts and 1,699 completed transactions). Third place went to Israelis with 1,154 properties (643 under contracts and 511 completed transactions). In total, Cypriots purchased 62,460 properties, while foreign investors purchased more than 8,500.
Pathos
In Paphos, the British are the leading buyers of property with 4,483 properties (290 under contract and 4,193 completed transactions). Russians are in second place with 1,563 properties (666 under contract and 897 completed transactions). Israelis round out the top three with 1,291 properties (424 under contract and 867 completed transactions). In total, more than 10,000 foreigners purchased property in Paphos, compared to 28,484 purchases by Cypriots.
Larnaca
In Larnaca, the British purchased 2,743 properties (122 under contract and 2,621 completed transactions). The Lebanese came in second with 1,744 properties (958 under contract and 786 completed transactions). The Israelis came in third with 1,406 properties (925 under contract and 481 completed transactions). In total, in four years, foreigners bought 8,535 properties in Larnaca, while Cypriots bought 33,819.
Famagusta
In Famagusta, the British took first place in property purchases with 1,182 properties (139 under contract and 1,043 completed transactions). Greeks came in second with 165 properties (35 under contract and 130 completed transactions). Lebanese purchased 131 properties (58 under contract and 73 completed transactions). In total, Cypriots bought 16,966 properties, while foreigners bought just over 2,000.
These figures demonstrate the high interest of foreign investors in the Cyprus property market. The British, Russians, Israelis, Greeks and Lebanese remain the key foreign buyers of residential property on the island.
