March 2025 marked a major milestone for the Cyprus residential property market. The Nicosia area was in the spotlight thanks to the country’s most expensive property deal, the sale of a €29.3 million office building in the central Agia district Homologites .
According to the analytical company Ask Wire , the top 10 most expensive transactions in Cyprus in March reached a total volume of €56.5 million. The greatest activity was recorded in areas such as Nicosia, Limassol and Larnaca :
- Nicosia : three transactions, including a record sale, and a total volume of €45.5 million, representing 49% of all transactions in the top 50.
- Larnaca : four major deals worth €17.4 million (18.8% of the total).
- Limassol : three deals for €16.2 million (17.5%).
The remaining districts showed modest results:
- Paphos : €7.1 million (7.7% of total).
- Famagusta : €6.5 million (7%).
Changes in the Cyprus property market
March was a turning point for the distribution of assets between districts. Limassol , the traditional market leader, lost ground to Nicosia and Larnaca . Sales dynamics show an increase in interest in residential property and land plots, which accounted for the majority of high-value transactions:
- 27 transactions concerned residential real estate.
- 14 transactions were land plots, including five in the top 10.
Compared to February 2025, the number of transactions in March increased by 43%. This indicates an increase in investor confidence and interest in Cyprus real estate. Nicosia is consolidating its status as a financial and commercial center, leading in both the number and value of transactions.
