In September 2025, Limassol again topped the ranking of luxury property transactions in Cyprus, significantly increasing the island’s overall figure, which amounted to €21.3 million, according to analysis by Ask Wire. The most expensive deal of the month is a €5.1 million apartment in the Agios district. Antonios, which confirms Limassol’s leadership in terms of volume and value of premium residential real estate.
Only five of the ten most expensive transactions of the month were registered in Limassol, three in Paphos, and two in Famagusta and Larnaca. The total transaction value in Limassol was €16 million, in Paphos €11.3 million, in Famagusta €7.35 million, in Nicosia €6.15 million, and in Larnaca €6 million.
The following transactions attracted particular attention: the purchase of a house for €2.7 million in Ayos Theodoros, Paphos, as well as the purchase of a plot of land for €2.65 million in Ayia Napa. In Paphos, a plot of land in Peyia was also sold for €1.8 million, and a second plot in the area for €1.5 million. In Limassol, two office transactions were recorded in Mesa Geitonia for €1.68 million, as well as two house sales in Ayios. Tychonas for €1.27 million and €1.25 million.
In Larnaca, the most expensive transaction was the sale of an apartment in Voroklini for €1.7 million, and in Nicosia, a plot of land costing €1 million.
An analysis of the Cyprus real estate market for September 2025 shows that Limassol remains a key hub for luxury residential property. Paphos and Famagusta are demonstrating growing investor interest. Key trends for the month include a concentration of transactions in the luxury segment, strong interest in houses and apartments, and an increasing role for commercial properties among the top sellers.
