The most expensive and affordable areas of Cyprus for purchasing a three-bedroom property, according to BuySell and AXIA analytics

BuySell platform in cooperation with AXIA Chartered Surveyors has completed the second part of its largest-ever study of the Cyprus residential property market. The analysis covered 121,434 properties listed for sale on the BuySell platform . This time, the focus is on 12,218 three-bedroom homes across the island.

This project marked a new stage in Cyprus real estate analysis, providing both professionals and the general public with access to reliable data on the current market situation.

Three-bedroom properties: prices by area in Cyprus

Limassol

The highest prices were recorded in the Limassol area. Marina, which is explained by its prestigious location and direct access to the sea. Coastal areas such as Mouttagiaka, Kalogiroi, Germasogeia, and Agios also remain expensive. Tychonas and Agios Athanasios.

In the areas of Pyrgos and Parekklisia, there is a large difference between the median and average prices, indicating a large number of luxury properties. Ypsonas, Palodia, and Moni remain more affordable.

Average price: € 3,685 per m² .

Pathos

Paphos has traditionally been attractive to foreign buyers. The most expensive areas are Aphrodite. Hills and seaside villas in Peyia (Sea Caves). More accessible are Kato Paphos (Universal), Empa and Paphos Municipality.

High demand is combined with large supply, which keeps average prices from rising sharply.

Average price: € 3,652 per m² .

Larnaca

Larnaca has recorded the fastest price growth in the past five years. This is due to improved beach infrastructure, the relocation of oil terminals, proximity to the airport, and a favorable geographic location.

The most expensive area is Dhekelia , the least expensive is the city center. In Oroklini, there is a significant gap between the average (€10,296/m²) and median (€3,490/m²) price, indicating the presence of isolated luxury projects.

Famagusta

The market here is primarily focused on tourism. The most popular areas are Protaras , Ayia Napa , Ayia Triada, and Kapparis . High average prices are driven by new luxury developments, including Ayia Napa Marina.

In smaller towns such as Avgorou and Sotira , there are smaller fluctuations, but the volume of offers there is significantly lower.

Average price: € 3,470 per m² .

Nicosia

The most stable three-bedroom property market is in Nicosia , an area dominated by long-term local residents. Prices range narrowly from €1,750 to €2,100 per square meter.

Low volatility, stable demand, and affordability make the capital attractive to families and investors looking for long-term rentals or permanent residence.

Average price: € 1,847 per m² .
