The division of a large part of the Holy Monastery of Kykkos in Engomi came to the fore again in order to create a multifaceted building.
The planning and possible operation of the filet in question, located within the administrative boundaries of the municipality of Engomi, in the area of the Health Center, has gone through 40 stages. At times, plans included various uses for the site, including a casino, a hypermarket, and a shopping mall.
The proposed project, which was submitted in April 2022 for public comment at the Department of the Environment, concerns the division of the land into eight parts (lots) and the preparation of a master plan that will define development within this space.
Possible scenarios
It is recalled that the owner of the proposed project is the Holy Monastery of Kykkos. Among the proposed individual developments are a hospital, a five-star hotel, an educational center and offices.
In more detail, according to the environmental impact assessment study, the proposed master plan includes the following main uses:
Residential sector
Tourism sector
Commercial sector
Leisure sector
Office sector
Education sector
Medical sector
Public green sector
Public technical sector.
Hypermarket
In December 2019, the first store of the Papantoniou hypermarket chain opened in Nicosia. The hypermarket opened its doors in Engomi, in a filet rented by the Holy Metropolis of Kykkos.The site is adjacent to Archangel Michael Avenue to the east, Odyssey Elitis Street to the north, Vasileos Pavlou Street to the east, and the southern part of the site is adjacent to Engomi 2nd Elementary School.
However, prior to the start of construction work in the quarter in question in April 2019, there were considerations for the construction of the Papantoniou hypermarket on another major block of Agios Kykkos Monastery, which was put up for public discussion in order to create a multifaceted long-term investment.
Casino
The satellite casino of Nicosia opened its doors in early December 2018 in the Nea Engomi area. It is recalled, however, that a proposal was submitted a few years ago for a resort casino on a huge piece of land at the Holy Monastery of Kykkos, which seems to be in the process of developing various developments at the moment.
Hotel, hospital
The five-star tourist complex to be built will consist of 255 rooms. The proposed medical facilities will include departments of pathology, pediatrics, obstetrics and gynecology, surgery and first aid, while the proposed educational use is for the Cypriot Academy of Sciences and will include facilities for ceremonies and conferences.
The existing plot with a total area of 331,450 sq.m. it has access via a registered road while it is characterized as a corner/privileged with a normal view and close to green space.
There are four outbuildings on the site, characterized by the Land Registry, as well as an external building that includes a nursery shop (built in 2007)., in good condition), a wine warehouse (built in 1980, now in poor condition), a fertilizer warehouse (built in 1980, in poor condition) and the Engomi polyclinic, consisting of an electrical substation and a hospital block (both built in 2007 , in a good condition).
It is clarified that the Health Center in operation will continue to work regardless of other individual buildings. The operation of the Center will not be affected either by the implementation of the project under study or by the operation of the completed project.
