New multi-storey office complex in Limassol , The Great Ocean Building owned by Great Ocean Investments , has received approval from the Department of the Environment. The Great Ocean The building will be located in Tiflikoudia , on a plot of 2313 sq.m. where the building was demolished.
The project concerns the construction and operation of a multi-storey office complex ” The Great Ocean Building “, owned by Great Ocean Investments ltd in the municipality of Limassol .
It is noted that the zoning block of the project is in an area for which the ” Limassol City Center Plan (SPKL)” provides for a combined development of office space, residential buildings, commercial uses, as well as cultural infrastructure, recreation and tourism facilities, with the aim of achieving multifunctionality.
The proposed project involves the construction and operation of a purely office multi-storey complex with a height of 80.9 meters.
It will consist of 21 above-ground levels and one basement:
- Underground level (electromechanical rooms, storage rooms, 24 parking spaces).
- Ground floor with a public area that will connect Alexandria Street with Aktaya Street , with five parking spaces and a public green area of 223 sq.m.
- Six above-ground parking levels.
- One level (level 8) with additional features such as a gym and outdoor workout area, cafeteria and kitchen.
- Twelve levels (9-17 levels) with offices, a small kitchen, an open area (patio).
- Electromechanical equipment level (level 20).
The total area of the basement is 1426.71 sq.m. and the area of closed premises on the first floor will be 325.75 sq.m. The total built-up area of the proposed complex will be 5,248 sq.m. and a public green area of 223 sqm will be provided .
Total in Great Ocean The building will have 125 parking spaces, seven of which will be designated for people with disabilities. 30 bicycle parking areas will also be created.
General vehicular access to the proposed complex will be provided exclusively from the western side of Alexandria Street, while pedestrian access will be provided from the southern side of the proposed building, from Aktaya Street .
Photovoltaic panels will be installed on the roof of the proposed building to harness solar energy, which will cover up to 25% of the energy needs of the proposed project.
