The Environmental Protection Agency has issued a permit for the construction and operation of an office complex called Global Tower by Radikalino Holdings Ltd ” in Germasogeia , in the Limassol region .
According to the data provided, the proposed complex will be a multi-storey building with a primary office purpose. The project will consist of 8 above-ground levels (including a mezzanine) and an underground level with comfortable parking. This complex will include office and retail space, above-ground and underground parking, a roof garden and landscaping along the perimeter of the development block – at the southern and eastern ends.
The total built-up area (including indoor and outdoor areas) is 4,753 sq.m.
The office complex will have two car entrances (basement and first floor) and a total of 36 parking spaces, of which 4 are for disabled people. The parking spaces are distributed as follows: 23 in the basement, 2 parking spaces for disabled people and 13 parking spaces on the ground floor, of which 2 are for disabled people.
Vehicle access to the complex will be via Larisis Street (south) for ground floor parking and via Kristaki Kranu Street (east) for underground parking. Pedestrian access will be provided on both adjacent streets.
The proposed development will have a height (at its highest point) of approximately 29 meters above street level and will be preceded by the demolition of the existing 6-storey Estella hotel building Hotel “. On the construction site of the new project the following will be demolished/removed:
- Hotel, 6 above ground floors
- Basement (1)
- Outdoor pools (2)
- Open parking
- Electromechanical installations
The development is expected to be implemented in two stages (demolition and construction), the duration of the entire project will be 24 months, and the estimated cost will be 4,000,000 euros.
The development falls within the Limassol Local Plan and is located within the administrative boundaries of Yermasogeia. The wider development area contains residential, commercial and tourism developments. In particular, the north, northeast and northwest are mainly home to residential and mixed-use developments (residential and commercial uses), while the south is mostly home to high-end tourism developments. At the same time on Vasileos street Georgiou is home to a large number of commercial properties and restaurants. Also adjacent to the proposed block to the west is a school and a kindergarten.
