Rent a villa in Protaras: long-term rental conditions and prices for 2026

Renting a villa in Protaras in 2026 means choosing space, privacy, and proximity to the sea. Since the opening of Paralimni Marina, the region has become more suitable for permanent residence, no longer being “empty” during the winter season. However, the rental market here is clearly divided into short-term (daily) and long-term rentals. If you’re looking for permanent residence or an extended stay (over a year), Protaras offers more reasonable prices than Limassol, with comparable quality.

The best areas to stay in a villa

The choice of location is critical, as the infrastructure of some areas “freezes” in winter.

Kapparis

In 2026, it was the undisputed leader for year-round rentals. Villas here are often part of small complexes or stand alone. The main advantage is the vibrant infrastructure: Metro and Lidl supermarkets, bakeries, and pharmacies are open throughout the winter. It’s an ideal choice for families with children attending schools in Paralimni.

Pernera

The area has been transformed by the new marina. It boasts numerous modern, high-tech villas located 300–600 meters from the water. Pernera is conveniently located with a promenade. It’s quieter in winter than Kapparis, but in summer, the area transforms into a bustling resort.

Cape Greco and Konnos area

This area is for those seeking privacy and elite status. Villas here are located on large plots, often with panoramic views of the national park. Rents are more expensive here, and grocery shopping requires a drive (5-10 minutes to the center).

Villa rental prices (Long-term contract in 2026)

Prices are per month, based on a minimum 12-month lease. Utilities and grounds maintenance are typically not included .

Additional expenses for the tenant

Renting a detached house in 2026 imposes on you maintenance obligations that differ from renting an apartment.

  1. Pool and garden maintenance: This is the most important expense. The contract should clearly state who pays for pool cleaning and the gardener. This is usually the tenant’s responsibility.
    • Pool cleaning (including chemicals): 100 – 150 € per month.
    • Gardener: 50 – 100 € per month (depending on the size of the plot).
  2. Utility bills:
    • Electricity: Villas consume more energy than apartments. In winter (heating with air conditioners or diesel) and summer (cooling), bills can range from €300 to €600 for two months.
    • Water: Watering your garden and topping up your swimming pool (due to evaporation) significantly increases your water consumption.
  3. Internet: Fiber optic connection – about 35 – 50 € per month.
  4. Rental deposit: Standard: 1 rental fee. For new or luxury villas with expensive furnishings, owners often request 2 deposits.

Technical inspection and contract

Before signing the documents, you must conduct a thorough inspection of the property, as hidden defects in a house are more difficult and expensive to fix than in an apartment.

  • Heating and insulation: Find out how the house is heated. If air conditioners are the only option, check their age (inverter models are more efficient). Having diesel or gas heating is a huge plus for winter.
  • Pool: Check the pump and the liner for leaks. If the water level drops too quickly, you’ll be responsible for the water bill.
  • Agreement:
    • If you plan to apply for a residence permit (Pink Slip), the lease agreement must be certified by a mukhtarius or a certified officer.
    • If you do not require a residence permit, a simple written form with witness signatures is sufficient (although certification adds legal weight in case of disputes).
  • Inventory list: Be sure to include a photo inventory of the condition of the furniture and appliances with the contract to avoid disputes when returning the deposit.

Renting a villa in Protaras in 2026 is an excellent opportunity to improve your quality of life at a reasonable price, especially if you choose the Kapparis area for year-round living. Just be sure to budget for pool maintenance and electricity costs, which can add 20-30% to the base rental price.
