In the Larnaca area, on the coast of Pyla, Respectco Ltd, a company owned by the Iacovou Group, is planning a mixed tourist and residential development. The complex will combine tourist and residential properties and will also create new jobs, contributing to the development of the region. The project has received official approval from the Cyprus Environmental Authority and will be built in the Kaukaliya area on the coast of Pyla on a plot of 13,014 sq. m.
Architectural features of the project
The development will include two buildings:
- A five-story hotel with a height of 34.2 m and 182 beds, including restaurants, bars, cafes, a spa center, a fitness room and two swimming pool areas (indoor and outdoor).
- A nine-story residential complex with 18 apartments: nine two-bedroom and nine three-bedroom apartments. A rooftop garden will be installed on the building, creating additional space for residents to relax.
Both buildings will have a common infrastructure with underground and semi-basement levels, which will include parking for 108 cars, technical rooms, warehouses and service areas.
Infrastructure and amenities
The hotel complex will occupy a significant part of the territory and will be oriented towards tourists. It will house restaurants, bars, cafes, a SPA complex, a fitness room and a beauty salon. Guests and residents will have swimming pools with a total area of over 650 sq. m, as well as spacious recreation areas.
The residential part is designed for approximately 55 permanent residents. It will be surrounded by green spaces: about 1,300 square meters will be occupied by public and private green areas, including 1,150 square meters of public park.
Location and transport accessibility
The site is located only 22-32 meters from the coastline, at an altitude of 2-4 meters above sea level. Today, this area is used as a parking lot and a passage to the beach. The construction site is about 3.5 km from the center of Pyla, 7 km from the port of Larnaca, and 3.5 km from the center of Oroklini. The British bases of Dhekelia and the organized beach of the CTO are located nearby.
In the north, the site borders on Larnaca-Dhekelia Avenue, which provides access to it, and within a radius of one kilometer there are already hotels, residential complexes, cafes, shops and other tourist facilities.
