Residential property sales in Cyprus saw double-digit growth in early 2026. According to the Land Department, the number of transactions in January increased by 11% year-on-year. A total of 1,411 properties were sold in the month, compared to 1,275 in January 2025. This increase built on the success of December, when residential property sales grew by 24%.
Regional sales dynamics
- Paphos: Recorded the highest annual growth rate of 25% . The number of transactions increased from 255 to 318.
- Famagusta: Property sales increased by 23% (69 properties compared to 56 last year).
- Larnaca: Maintains a stable upward trajectory with growth of 11% (288 units).
- Nicosia: Showed a moderate growth of 5% , recording 291 transactions.
- Limassol: Remains the country’s leader in absolute sales volume, with 445 However, growth rates here remained modest, at 4% .
January’s figures continued the strong performance of 2025, which was the sector’s best year since 2007. The total number of properties registered last year was 18,114 , up 15% from 2024’s 15,797 units.
Demand remains strong across all property categories, from compact one-bedroom properties to spacious two- and three-bedroom properties , confirming the market’s high liquidity in all key areas .
