During the period from January to August, 11,689 residential property purchase and sale agreements were registered in Cyprus, which is 13% more than in the same period in 2024 (10,345 agreements).
Although August saw a slight decline in sales—1% (1,128 transactions compared to 1,135 a year earlier), the overall trend remains positive. In June and July, sales increased by 17% and 11%, respectively.
Limassol continues to hold its leading position among all districts on the island. In August, sales there increased by 20%, with 416 transactions compared to 346 in the same month in 2024. Over the past eight months, 3,720 transactions were completed in the district, 13% higher than last year’s figures.
In Nicosia, residential property sales also increased by 15% compared to the same period last year (2,640 transactions, up from 2,295). However, August saw a 7% decline in property sales, which can be attributed to the high peak demand in July, when the number of transactions jumped by 36%.
In Larnaca recorded a 15% increase in transactions from January to August, reaching 2,564 sales (compared to 2,238 a year earlier). However, in August, the number of transactions decreased by 9%.
In Paphos , sales increased by 10% in the first eight months of 2025 (2,218 instead of 2,016), although a 6% decline in sales was noted in August.
In Famagusta real estate sales also increased by 10%, reaching 547 sales. However, in August, there was a sharp 30% decline in transactions (60 transactions compared to 86 last year), due to seasonal factors and fluctuations in demand for vacation homes.
In all of 2024, 15,797 transactions were registered in Cyprus, slightly exceeding the 2023 figure (15,567). Data for the first eight months of 2025 indicates positive momentum, particularly given the increase in sales volumes and the overall transaction value.
In the first half of the year, the total transaction value reached €2.3 billion. The largest transfer amounts were recorded in Limassol ( € 809.3 million) and Nicosia (€554.8 million), while Paphos and Larnaca saw double-digit growth in both sales and value. Even Famagusta recorded strong sales growth, primarily due to interest in country and resort properties.
