According to the CEO of Ask Wire , Pavlos Loizou , May was the second most active month in 2025 in the luxury property market, behind only March. However, compared to April, there was an increase in activity in all areas , and half of all top 50 transactions exceeded €1 million . This indicates a recovery in interest in luxury property, despite seasonal fluctuations and economic external factors.
Based on the total value of the 50 most expensive transactions by district, Nicosia was the leader in May , collecting 31.4% of the total amount – €23.8 million . It was followed by:
- Limassol – €20.9 million (27.6%);
- Paphos – €16.1 million (21.2%);
- Larnaca – €10.5 million (13.8%);
- Freehold area of Famagusta district – €4.5 million (6%).
These figures demonstrate a noticeable redistribution of investor interest, with the strengthening of Nicosia’s position and stable demand for luxury real estate in Paphos and Limassol.
The luxury property market in Cyprus is showing steady growth and remains attractive to major investors. The record transactions in May 2025 were further confirmation that the luxury property market on the island continues to develop and strengthen its position in the international investment space.
