Plots and fields drive the Cyprus the real estate market

Most of the real estate transactions registered in the third quarter of 2022 were with land and fields. This phenomenon is particularly pronounced in Limassol and Nicosia, where the sale of land occupies a significant part of the market.

Huge demand in Limassol

Based on comparative sales by the Department of Land and Surveying and data processed by the Real Estate Registration Board, it is estimated that 485 fields and 430 plot sales were sold in Nicosia in the third quarter of 2022.

As for Limassol, out of 1,781 transactions in the third quarter, the most interest and about half of the sales (879) are in fields, while land sales reached 449.

In Paphos, field sales in the third quarter were 265 and plots 142, for a total market of 876 transactions.

The majority of the real estate market is also occupied by the sale of land in Larnaca (232), with the sale of land taking up the majority (268).

By contrast, in Free Famagusta, the majority of transactions are for apartments (114) and houses (87), followed by fields with 78 sales and plots with just 13 sales per quarter.

As a reminder, the Real Estate Agents Registration Board has provided access to Cadastre and Land Management Department comparative real estate sales to all licensed real estate agents as part of its ongoing efforts to increase transparency and information for both professionals and the public.

The Council presents sector data as it becomes available on a quarterly basis to ensure that stakeholders are kept up to date on the state of the property market in Cyprus.
