Paphos leads in number of transactions with foreigners in the Cyprus property market in July 2025

By 7 July 2025, 53,076 property transfer transactions to foreign nationals from third countries were completed in Cyprus . The leader in terms of the number of sales was the Paphos district, where 20,755 transactions were registered.

According to the Department of Lands and Surveys (DLS):

  • Paphos – 20,755 transactions,
  • Limassol – 17,083 transactions,
  • Larnaca – 9,175 transactions,
  • Famagusta – 3,509 transactions,
  • Nicosia – 2,554 transactions.

In addition to completed transactions, another 29,089 sales contracts are in the registration stage and awaiting transfer of ownership. Thus, the total number of properties acquired by foreigners in 2025 already amounts to 82,165 real estate units.

Similar dynamics were observed in previous years. From 2021 to the end of 2024, foreigners purchased more than 37,000 properties, with the greatest activity being observed among British citizens. For comparison, during the same period, Cypriots made over 200,000 purchases.

Historical data shows differences in foreign buyer preferences by region:

  • In Nicosia, the largest foreign buyers were Greeks (1,626 properties), British (1,584) and Australians (545).
  • In Limassol, the largest number of real estate purchases were made by Russians (2,561 transactions), British (1,840) and Israelis (1,154).
  • In Paphos, the main buyers remain the British (4,483 properties), Russians (1,563) and Israelis (1,291).
  • In Larnaca, the leading nationalities buying property are the British (2,743 purchases), the Lebanese (1,744) and the Israelis (1,406).

In Famagusta, the British also retained the lead with 1,182 transactions.

 

The growth in transactions confirms the high attractiveness of the Cyprus real estate market for foreign investors. The activity of buyers from third countries creates additional demand, especially in coastal areas, where the market continues to demonstrate dynamic development.
