P. G. Economides Company Properties Ltd. is initiating the construction of a new multifunctional complex in Limassol. The project envisions the creation of a modern office and commercial building in the Neapolis area. The total land area allocated for development is 3,123 square meters.
The estimated cost of the project is €22 million. Construction work is planned to be completed within 28 months after receiving all necessary permits.
The new building, approximately 87 metres high, will include:
- 18 above-ground levels;
- basement and mezzanine;
- with hell on the roof;
- 2 underground levels with parking .
The approximately 87-meter-tall high-rise building is located in an area containing residential and mixed-use developments (residential, office, commercial, and catering facilities). Specifically, the development area adjoins a mixed-use development (residential and office buildings) to the east, and mixed-use developments including residential and commercial spaces to the west. The Vathias River flows less than 77 meters east of the proposed project’s development area.
The wider project area, and particularly along the coastal strip, is dominated by tourist facilities and catering establishments, while to the north of the development area there are mainly residential developments and, sporadically, some mixed commercial developments.

The land plots are located along the 28th October coastal road. Specifically, a branch of the coastal road runs through the southern boundary of the development, and the coastal road itself is 16.5 meters from the plot.
The complex is accessed via Dundee Street to the east and Raphael Street to the north. Key city landmarks are located nearby: Griva Digeni Avenue is 68 meters to the west, and the famous Oval building is 120 meters away .
The project provides for a competent distribution of space for various needs:
- Underground levels (4,780 sq. m): technical rooms and parking.
- Ground floor: reception area (194 sq. m), restaurant or café (191 sq. m) and additional parking spaces (524 sq. m).
- Mezzanine: restaurant or cafe (98 sq.m) and terrace (62 sq.m).
- Office floors: levels 3–5, 7–13, and 15–18 are allocated for offices with a total area of 7,470 sq. m, terraces (1,380 sq. m), and common areas (1,905 sq. m).
- Special levels: the 2nd floor is dedicated to staff, the 6th floor is for events and conferences, and the 14th floor combines office space with extensive terraces.
- Roof: 240 sq.m garden for employees and visitors to relax, common areas (127 sq.m) and technical rooms (384 sq.m).
The complex will be equipped with 146 parking spaces, 7 of which are designated for people with disabilities. There will also be parking for 20 bicycles and 15 mopeds.
