Flamelia Company Investments Ltd. plans to build a modern, multifunctional building in the Agios Athanasios municipal area. The facility will be strategically located near the Agios Athanasios roundabout, directly on the Limassol-Nicosia highway.

The nine-story building (basement and eight residential/office levels), costing €15 million and standing 34.7 meters tall, will be constructed within 18 months after all necessary permits are obtained. The total development area is 5,750 square meters on a 5,508 square meter site.
The project includes significant improvement of the territory:
- 1,000 sq. m – for public space;
- 813 sq. m – for state green zone;
- 352 parking spaces on three underground levels.

Building structure and types of rooms
The complex comprises 4,045 square meters of office space and 15 apartments for residential use . The floor plan is as follows:
- Underground levels: Parking, storage facilities, gym and children’s playground.
- 1st floor: Cafe (230 sq.m) / one one-bedroom and one two-bedroom residential property .
- 2nd floor: 1 two- bedroom apartment and 1 one- bedroom apartment/office space with an area of ~618 sq. m.
- 3rd floor: 1 two- bedroom apartment and 1 one- bedroom apartment/office space with an area of ~730 sq.m.
- 4th floor: 2 two- bedroom apartments/office spaces with an area of ~618 sq. m.
- 5th floor: 2 two- bedroom apartments/office spaces with an area of approximately 730 sq. m.
- 6th floor: 1 two- bedroom apartment and 1 one- bedroom apartment/office space with an area of ~618 sq. m.
- 7th floor: 1 two- bedroom apartment and 1 one- bedroom apartment/office space with an area of ~500 sq. m.
- 8th floor: Office (310 sq. m) or one spacious three-bedroom apartment .
- Roof: Installation of photovoltaic panels to improve energy efficiency.

Performance characteristics
The residential units are expected to house approximately 40 people permanently, while the office space is designed for 300–350 employees. The complex will also provide workspace for 20 service personnel (cafe, gym, and security). The daily traffic to the infrastructure facilities is estimated at 150 people. Access to the complex will be from the eastern side of the site, on Troodos Street.
