Mortgages in Cyprus in 2025: How are high rates affecting the residential property market?

Despite persistently high interest rates on new loans and the continued rise in property prices (particularly residential), Cypriots continue to actively use collateral to obtain financing. Statistics from the Land Department confirm the stability of this trend: 13,360 mortgages were issued in 2025, with a total value of almost €4 billion.

The distribution of mortgage activity by region revealed an interesting pattern: the capital maintains leadership in terms of quantity, while the coastal region ranks first in terms of total transaction value.

Nicosia recorded the highest number of mortgage agreements – 5,325 mortgages for a total value of over €1.179 billion.

Limassol ranks first in the total value of mortgages issued. With 3,399 mortgages issued, the total value amounted to approximately €1.414 billion, demonstrating the higher market value of residential properties in this area.

In Paphos, 1,544 residential properties were mortgaged for a total of € 515.1 million, while in Larnaca , 2,271 agreements were issued for a total of €533.4 million.

In Famagusta, 821 mortgages worth € 296.8 million were registered.

Residential real estate market activity was uneven throughout the year. The lowest number of transactions occurred at the beginning of the year, while a significant surge in activity was observed towards the end of 2025.

The quietest month was January (796 transactions), while registrations peaked in December, with 1,412 mortgages registered. Significant increases in mortgage rates were observed in June (€624.6 million ) and April (€433.8 million), which may be related to the registration of large investment projects or multi-bedroom residential complexes.
