At the 20th annual Real Estate and Construction Conference, held on March 17, leading industry experts discussed the long-term development prospects of the Limassol region. Christos Nicolaou, President of the Cyprus Association of Estate Agents ( SKEK ) , participated in a roundtable discussion on market transformation over the next decade.
The panelists analyzed the current development trajectory of the luxury residential and commercial real estate sector. Despite the focus on premium projects, the experts identified several key areas of demand:
- International investors: retaining interest in highly liquid assets.
- Local market: growing demand from local residents for quality residential real estate .
- Property typology: stable demand for functional one-, two- and three -bedroom apartments within the city.
Affordability of housing in Limassol was a key topic of discussion. Limassol Mayor Yannis Armeftis and the President of the Local Authority Organization (EOA), Yannis Tsouloftas, participated in the discussion. Participants emphasized that the future of the district depends on sound urban planning, where:
- Creating an affordable fund: developing mechanisms to enable young professionals to acquire residential property .
- Infrastructure development: synchronizing the construction of new residential complexes with the expansion of transport networks and infrastructure facilities.
- Commercial Spaces: Adapting the Office Real Estate Market to the Needs of International Tech Companies.
Representatives of development companies and government authorities agreed that Limassol’s success as an investment hub directly depends on transparent dialogue between real estate market participants. Effective city governance and clear development regulations are the foundation for attracting long-term capital.
The residential real estate sector remains a critical element determining Limassol’s growth trajectory. In the coming years, the focus will be on creating a balanced urban environment where luxury high-rises coexist with comfortable one-, two-, and three-bedroom properties for permanent residence, ensuring the sustainable development of the entire district.
