The luxury property market in Cyprus demonstrated growth and high activity in the first half of 2025. According to the analytical company Ask Wire , the total value of the 50 most expensive deals reached €306.1 million, up 16.8% compared to the same period in 2024.

Limassol
The largest share of transactions was in Limassol . Six of the ten largest transactions were concluded here, with a total value of €105.7 million. The most expensive purchase in the district was the sale of part of a residential complex in Tsiflikoudia for €44.8 million, which amounted to 33.9% of all large transactions in Limassol . Overall, the district accounted for 43.1% of the total volume of luxury property transactions in the country – €132 million.
Nicosia
Nicosia came in second place in the ranking with €67.4 million (22% of the total). The main transaction was the acquisition of office space in Ayia Homologites for €29.3 million, which accounted for almost half of all the largest transactions in the area. Another significant transaction was the sale of a plot in Engomi for €12.5 million.
Pathos
Paphos took third place in the ranking by transaction volume – €54.6 million (17.8%). Among them, the purchase of a plot of land in Agios stands out Theodoros for €13.9 million and the sale of a house in Kato Paphos for €7.6 million. These transactions form 25.5% of the total transaction value of the area.
Larnaca and Famagusta
Larnaca and Famagusta also made the list, although their transaction volumes were more modest. In Larnaca, the largest transactions amounted to €27.8 million, with a plot of land costing €4.6 million leading the way. In Famagusta , the total transaction value reached €24.3 million, with the most expensive purchase being a house in Ayia Napa for €6.2 million, accounting for 25.5% of all large transactions in the area.

CEO Ask Wire Pavlos Loizou , the results for the first half of 2025 show a high level of market stability and broad investor interest. Limassol , Nicosia and Paphos remain the main centres of transactions, but Larnaca has seen an increase in property sales activity, indicating a broadening of the geography of buyer interest.
Experts pay special attention to the increase in the number of transactions involving large land plots with potential for development. It is expected that many of them will be sold to new owners in the coming years.
Results of June 2025
Separately, analysts noted the results of June 2025. For the month, the sum of the 50 most expensive transactions amounted to more than €52.9 million, of which the four largest transactions were in Limassol . Nicosia, Larnaca and Famagusta shared the remaining positions, concluding two transactions each. The most expensive purchase of June was a house in Ayia Napa worth €6.2 million.
