In the heart of Old Nicosia, within the capital’s medieval walls, a new boutique hotel, 17 Arches Boutique Hotel Suites, is preparing to open. The project is housed in a restored, listed building that had been abandoned for many years and had virtually disappeared from the urban fabric.

Architectural concept and restoration of the building
Fissentzides Architects carried out the renovation and architectural transformation of the historic building. The project completely renovated the building while preserving its original character and key architectural elements. A central motif was the 17 hidden stone arches, which were revealed and became the basis for the hotel’s architectural and decorative concept.
The building has been transformed into an expressive architectural object, combining the atmosphere of Old Nicosia with modern standards of hospitality.

Layout and infrastructure of a boutique hotel
17 Arches Boutique Hotel Suites comprises four spacious historic suites of 45 sq m each, one contemporary suite of 40 sq m overlooking the garden, an outdoor swimming pool and gazebos with a garden arcade, surrounded by traditional ceramics and local vegetation, enhancing the feeling of privacy and connection with the historical environment.

Interiors and atmosphere
Every interior element is designed with attention to detail and respect for the area’s architectural heritage. The design combines original structural elements, natural materials, and contemporary design. Guests are offered uniquely decorated suites, some of which highlight the building’s historical features, while others are designed to maximize natural light and offer direct access to the garden.

The project’s significance for the city center
The opening of the new boutique hotel is seen as a significant contribution to the revitalization of Nicosia’s historic center. The project demonstrates the potential of sensitively renovating abandoned buildings and contributes to the area’s tourism appeal while preserving its cultural identity.
