According to the latest report from the Statistical Service of Cyprus ( Cystat ), a moderate increase in construction material prices was recorded in February 2026. This figure reflects the gradual increase in price pressure in the construction sector, which directly impacts the final cost of residential construction across the country.
Key indicators of the index
The construction materials price index reached 119.28 units in February 2026 (using the 2021 average as a baseline of 100 units). This indicates that total construction resource costs increased by 19.28% compared to the 2021 average.
The dynamics of change are as follows:
- Monthly change: The index is up 33% from January 2026.
- Year-on-year change: 0.60% increase compared to February 2025.
- Two-month results: for January and February 2026, the index increased by 84% compared to the same period last year, indicating a stable upward trajectory at the beginning of the year.
Analysis by product categories
The price increase was distributed unevenly across different groups of building materials. The most noticeable by price increase affected :
- Electromechanical products: the most significant growth was recorded at 27% .
- Wood products, insulation materials, chemicals and plastics: prices increased by 64% .
- Mineral resources: the cost increased by 94% .
At the same time, some categories saw a slight price decline. Metal products fell by 0.45% , while other mineral products showed a symbolic decline of 0.08%. These fluctuations are important for developers when planning budgets for one-, two- , and three-bedroom residential properties , as they help partially offset increases in other categories.
Data collection methodology
Cystat collects data monthly (as of the 15th of each month) by surveying suppliers by phone and email. Prices are recorded excluding VAT, providing an objective picture of market movements without the impact of tax burdens.
The index serves as a key indicator for contractors and investors, allowing them to track cost trends in real time. Steady but moderate price growth in early 2026 demonstrates market predictability, which is crucial for long-term planning of residential real estate projects in rapidly developing areas of the island.
