As a new project in Agios Athanasios to change Limassol’s infrastructure and property market?

Integrated development project focusing on education, research and innovation in the Agios Athanasios Limassol is being promoted by the Holy Metropolis of Limassol and has already been submitted to public consultation by the Environmental Authority, before which the corresponding Environmental Impact Assessment (EIA) Study was presented.

Project goals and concept

The main idea of the project is to create an integrated and unified complex focused on education, science and innovation . The development of the territory involves reducing the transport load on the city center, reducing harmful emissions and forming an autonomous infrastructure.

Project structure and development areas

The total area of the site is 448,033 m² , of which 333,350 m² are intended for development after the allocation of territory for roads, public areas and infrastructure facilities :

  • Roads – 28,600 m²;
  • Water supply tanks – 2,746 m²;
  • Public green spaces – 83,337 m².

Key objects of the project

  1. An educational center with educational institutions of all levels, cultural facilities, theaters, exhibition halls, etc.
  2. Research and technology centers : will become a platform for high-tech companies and start-ups .
  3. Residential complexes and business park : includes residential properties, commercial and office buildings, and shopping centers.

Project vision and prospects

The Holy Metropolis of Limassol views the project as a center for education and research , facilitating the attraction of international companies to the high-tech and IT sectors. The autonomy of the infrastructure will reduce the burden on the urban environment, thanks to the placement of shops, sports facilities and residential areas within the complex.

The project aims to create a modern innovative complex that will create new jobs and attract investment to the economy of Cyprus. Thus, this project will be an important step in the development of the city and the region.

When designing a complex in the Agios Athanasios in Limassol took into account the natural features of the area , ease of access to major roads, as well as integration with green areas and public spaces. The main concept of the project is aimed at creating a multifunctional urban environment that provides a balance between educational, business, commercial and residential facilities.

Zoning of the territory

The project proposes the location of key objects as follows:

  • At the centre of the complex is an educational centre , surrounded by cultural facilities including theatres, exhibition halls, sports fields and open-air amphitheaters.
  • Residential areas are located in different parts of the complex, providing a variety of real estate formats and convenience for residents.
  • Research centers and business park : The technology and research centers are located in the north-eastern part of the territory, at a high point providing an unobstructed view of the city.
  • Commercial infrastructure : Includes a shopping center, office space and exhibition areas connecting educational and residential areas.
  • Public spaces : Much attention has been paid to the creation of green areas, pedestrian routes and bicycle paths , providing a comfortable environment for living and working.

Infrastructure and transport

The project includes a modern road network designed to reduce traffic congestion in the city centre. An important part of the plan is the placement of retail facilities and public services along the main roads , which will optimise traffic flow and minimise congestion .

The complex provides 2,801 parking spaces , including 304 spaces for people with disabilities , as well as parking for bicycles and public transport .

Stages of project implementation

The project will be implemented in four stages , with all work to be completed by April 2029 :

  1. The first stage is the construction of the road network and utilities.
  2. The second stage is the construction of research centers, a church and part of the residential development .
  3. The third stage is the construction of an educational centre, theatre, art galleries and primary schools , as well as the development of shopping areas.
  4. The fourth stage is the completion of residential development and public areas.

 

The total budget of the project is estimated at €379.5 million . The implementation of this large-scale plan will create a modern educational and innovation center , providing new jobs and investment opportunities . This project will be an important step in the development of Limassol and will improve the standard of living of its residents .
