How have residential property sales changed in Cyprus in Q1 2025?

In 2025, the Cyprus residential property market continues to show positive dynamics. According to the Land Department, property sales for March 2025 increased by 19% compared to March 2024. The total volume of applications submitted for registration of transactions in the first quarter of 2025 increased by 15% compared to the same period of the previous year.

Limassol maintains its leading position, accounting for almost a third of all property transactions in Cyprus. In March 2025, 477 transactions were concluded in the area, an increase of 11% compared to March 2024. In the first quarter of 2025, 1,295 applications for registration of transactions were submitted, an increase of 15% compared to the same period last year.

Nicosia also shows steady growth. In March 2025, 341 transactions were registered in the capital, an increase of 18% compared to March 2024. In the first quarter of 2025, 932 applications for real estate transactions were submitted, an increase of 15% compared to the first quarter of 2024.

The biggest increase in sales was seen in Paphos, where 294 transactions were registered in March 2025 , up 32% on the same period last year. In Q1 2025, the number of applications was 829, up 7% on 2024.

In Larnaca , 316 properties were sold in the city in March 2025, an increase of 21% compared to March 2024. During the first quarter of 2025, the number of applications submitted increased by 26%, reaching 910 compared to 723 in 2024.

In Famagusta , 63 transactions were registered in the district in March 2025, which is 15% more than in March last year. In the first quarter of 2025, sales increased by 4%, amounting to 171 transactions against 164 in the same period of 2024.
