According to the Land Department, in June 2025, Cyprus recorded a 17% increase in the number of property transactions compared to the same period last year. A total of 1,544 applications were submitted , while in June 2024 this figure was 1,322 .
In Larnaca, the number of transactions increased by 44% compared to last June, allowing the area to strengthen its position in the market and attract additional attention from both local and foreign investors.
In other areas, the growth in the number of transactions was more moderate:
- Nicosia : +2%;
- Limassol : +13% (18% in May);
- Famagusta : +21% (in May – 54%);
- Paphos : +13% (in May – 44%).
The slowdown in growth compared to May indicates a stabilization of demand, but not a loss of interest in properties in these areas.
In June, 37.3% of the total number of transactions (576 applications) were made by foreign buyers , which highlights the continued interest in Cyprus real estate from foreign investors. Local residents completed 968 transactions , which amounted to 62.7% of the total. This indicates a balanced distribution of demand between the external and internal markets.
Sales for the first half of 2025
In January-June 2025, the total number of real estate transactions in Cyprus reached 8,729 , which is 16% more than in the same period in 2024 (7,553 transactions).
Data by district:
- Nicosia : +14% (2,010 transactions);
- Limassol : +13%, (2,725 transactions);
- Larnaca : +24%, (1,948 transactions);
- Famagusta : +20%;
- Pathos : +11%, (1,653 transactions).
By type of buyers:
- Foreign investors : 3,388 transactions;
- Local residents : 5,341 transactions.
The residential property market in Cyprus continues to develop, showing positive dynamics in most areas. The increase in activity among both local and foreign buyers speaks to the stability of the sector and the attractiveness of Cyprus, both for living and for investment. It is clear that the market will continue to show lively dynamics in the coming months, especially supported by interest in one-, two- and three -bedroom residential properties, as well as investment properties.
