Foreign Buyers in the Cyprus Property Market in 2025

Foreign buyers remain an integral part of the residential property market in Cyprus, accounting for a significant share of transactions in January 2025. According to the Cyprus Land Department, of the 1,275 property sales completed in January, 510 (40%) were to foreigners.

The majority of transactions – 347 sales documents (68%) – were concluded with buyers from countries outside the EU. Buyers from the EU completed 163 transactions, which is 32%. Compared with January 2024, the number of transactions with foreigners increased by 12%, as then this figure was 455.

Foreign buyers prefer the areas of Paphos, Limassol and Larnaca when choosing real estate. These three regions account for the bulk of transactions on the market:

  • Paphos accounts for 36% of the foreign buyers market with 184 sales, of which 119 were to non-EU buyers and 65 to EU buyers.
  • Limassol accounted for 28.7% of all foreign transactions. Of the 146 sales, 101 were made by non-EU buyers and 45 by European buyers .
  • In Larnaca , 111 transactions (21.8%) were recorded in January, of which 94 were made by buyers from outside the EU and 17 by buyers from the EU.
  • In Nicosia, the number of transactions with foreigners amounted to 36, which is equivalent to 7% of the market.
  • In Famagusta, 31 transactions were recorded, which represents 6% of the market under consideration.
