The construction and operation of an office complex in Limassol is planned by Marcuji Ltd.

The proposed development, which is under consultation with the Department of the Environment, falls under the Limassol Local Plan and is within the administrative boundaries of the municipality of Yermasogeia.

The main use of the proposed project will be office and will also include parking and technical facilities.

In total, the proposed building will consist of nine above-ground levels plus a mezzanine, as well as two underground levels.

The total height of the building will be approximately 49 meters from ground level.

As stated in the environmental impact assessment study, the developer obtained a building permit for the same building plot for the purpose of converting the land to a building plot, which was issued on July 28, 2021.

The estimated cost of the project is 6,100,000 euros.

According to the calculations of the architects of the project, 115 people will work in office premises, and 10 people in commercial premises.

It is noted that the architectural composition of the proposed development is of high quality in terms of functionality and aesthetics.

Ground floor (levels -2 and -1): parking spaces, disabled access, technical rooms.

Ground floor: reception area, exhibition area (showroom), commercial area, technical rooms, landscape areas, public green areas, disabled parking spaces.

Mezzanine: Mechanical rooms, office rooms

1-9 floor: Office space, retail space

Roof: Mechanical rooms, photovoltaic
