Landbank data According to Analytics, the Cyprus residential property market demonstrated high activity in 2025: 7,819 new property sales and purchases were filed across the country, with the total transaction value exceeding €2.5 billion. Apartments were the absolute leader in demand, accounting for 81.6% of the total transaction volume.
Of the total number of sales, 6,382 transactions (81.6%) were for apartments, with a total value of €1.77 billion, while 1,437 (18.4%) were for houses, with a total value of €737.9 million. It is noteworthy that the market records a significant price gap: for example, the most expensive sale of the year in the apartment segment in Limassol reached €15.2 million, while the record transaction for a house was €6.2 million.

Comparative analysis by districts
Limassol
The region led in real estate sales (2,207 transactions), including 1,936 apartments and 271 houses. The value of apartments sold reached €824.1 million, accounting for 83.9% of the total residential sales in the province, compared to €157.9 million for houses sold.
Limassol holds the top spot for residential property prices, with the average price of an apartment exceeding €425,000 and a house €583,000, double that of most other areas.
Nicosia
In the capital, 2,171 new home and apartment sales were recorded. The vast majority of transactions involved apartments (1,836), while home sales totaled 335. Apartments cost €349.6 million (76.8%), while homes cost €105.5 million. Nicosia remains the most affordable region for purchasing an apartment (average price €190,000) and a house (€315,000). Demand here is primarily driven by the domestic market, ensuring stability independent of tourism.
Larnaca
Larnaca recorded excellent growth, with 2,020 transactions involving 1,770 apartments and 250 houses. In value terms, new apartment sales reached €353 million, while house sales reached €96.3 million. The average apartment price was approximately €200,000, while house sales were €385,000, making the area attractive to buyers.
Pathos
By the end of 2025, 1,078 new properties had been sold here, 673 of which were apartments and 405 houses. Paphos ranks second in the total sales value of new houses and apartments (€503.2 million ), but the sales distribution was unusual: houses outsold apartments. Specifically, houses sold for €287.8 million (57.2%) and apartments for €215.4 million (42.8%).
The district exhibited a unique picture: the average price of houses there reached €710,000, the highest in the country. Meanwhile, the average price of apartments in the province was also high, reaching €320,000, making Paphos the second most expensive province after Limassol.
Famagusta
There were 343 property sales recorded in this district. It was the only area where demand for houses (176 transactions) outpaced demand for apartments (167 contracts). Houses in Famagusta were more expensive (€90.4 million) than apartments (€32.4 million).
The Famagusta district offers one of the most affordable apartment purchase options, with an average price of €194,000. However, the average house price exceeds €513,000 due to the predominance of seaside resort properties.
