East Limassol, dominated by the city’s five-star hotels, is an area that has laid the groundwork for construction and investment. In particular, many new projects have been realized in recent years, mostly on the coast, and therefore the available areas for new developments are currently limited.
We present some of the major projects in the eastern part of Limassol that are on their way to completion. Among them are new five-star hotels, towers and multi-million dollar residential complexes.

Amathus Residences
This is a tower that is being built next to the ultra-luxury Amathus Beach Hotel Limassol. The building is expected to be completed in May 2023.
Amathus Residences will consist of private residences located close to the resort, giving residents access to a range of amenities including a spa and fitness center, eight restaurants and an exclusive beach club.
The high-rise building consists, among other things, of luxury apartments with one, two and three bedrooms, apartments with a pool and penthouses.
Clelia
The tower is a 19-storey residential building with a height of 75.3 meters with underground private parking and is under construction in Agios Tychonas. The project received approval from the Department of the Environment in December 2021. It will consist of 26 residential units and 41 parking spaces. In doing so, it will include a private pool and gym.
The developer is CLELIA HATZIOANNOU & VM ESTATES LTD, and its estimated cost will be 11 million euros.
Zaria Resort
This is a 24-storey residential complex, which will include apartments with 360 degree panoramic views, which is being built next to the hotel. The five-star hotel complex will be built in a privileged location on a Blue Flag beach. The Grand Hyatt Limassol will have 300 rooms (of which 42 are suites) as well as luxurious facilities including a spa, gym and ballroom.
“ZARIA RESORT – GRAND HYATT LIMASSOL” is engaged in the construction of a hotel complex, as well as a tower in the community of Pyrgos in the Limassol area, in particular, at a distance of one kilometer from the marina of Agios Rafael.
It is noted that the companies Anolia Holdings Ltd and Hyatt International (Europe Africa Middle East) LLC announced in early December 2022 the conclusion of the Grand Hyatt Limassol Hotel Management Agreement between Anolia Holdings Ltd. by their notification to the Commission for the Protection of Competition. and Hyatt International (Europe Africa Middle East) LLC.
Ararat Grand Residences
This is a 27-storey tower under construction in the eastern part of the Limassol beach road. The project consists of 17 luxury apartments and a five-story ultra-luxury penthouse. The construction work of Ararat Grand Residences was carried out by Atlas Pantou on behalf of Maserdo Ltd.
On the first floor of the tower there will be a square leading to a gourmet restaurant, spa with sauna and hammam. There will also be a cigar lounge with a bar, a wine cellar and various boutiques. In addition, it will include parking spaces for both apartment owners and visitors to the complex.
Symbol Residence
The tower is being built in Agios Tychonas, Limassol, with an investment of over 40 million euros. It is close to the sea, just a few minutes from the five-star Four Seasons Hotel. This is an 11-storey residential complex with a total area of 7,300 sq.m. It will include 17 luxury suites featuring cutting-edge technology and contemporary design.
Recall that the construction of the Symbol Residence began in May 2019, and Cyfield took over its construction.
Marco Polo
Construction work is underway, the tower is being built in the east of Limassol and specifically in the Amathus area. This is a luxury residential project with direct access to the beach. Marco Polo will offer five-star services to residents. The penthouse on the top floor will have private terraces with gardens and pools, as well as panoramic sea views.
Among other things, it will include concierge services, a spa, an outdoor pool, a heated indoor pool, a gym and underground parking.
The project was implemented by bbf:, and the London office of UHA was responsible for the architectural design.
Canyon
The project refers to a large residential complex of 34 apartments, which is being implemented in a quiet area in the Pyrgos area of Limassol. The project was taken over by the company Heart, and the architect of the project is an office scheme.
The project will offer many services. In particular, it will combine a unique lifestyle and will consist of a co-working space, a gym and wellness center, a swimming pool, a cafeteria and other common areas.
Marcuji
The construction and operation of the office complex in Limassol is planned by Marcuji Ltd within the administrative boundaries of the municipality of Yermasogeia. The total height of the building will be approximately 49 meters from ground level. The estimated cost of the project is 6,100,000 euros.
The multi-storey building will consist of nine floors above ground, two underground levels, and will also include parking and engineering facilities.
Multi-storey complex Nicos Christou Developments
Nicos Christou Developments LTD plans to build and operate a multi-storey residential complex in the Pyrgos area of Limassol. The estimated cost of the project is about 9 million euros.
The building will consist of seven residential floors (13 residential units), two floors with wellness areas, a roof garden and a basement. It will also include a swimming pool and changing rooms on the ground floor, a gym.
