Cyprus Property Market in May 2025: Key Indicators and Trends

The Cyprus property market showed significant growth in May 2025, reaching 1,664 apartment transactions. This is a 30% increase compared to May 2024, when 1,268 transactions were recorded.

Domestic real estate market

Cypriots concluded 1,055 transactions, an increase of 35% compared to the same period last year. All areas of Cyprus recorded an increase in sales in May 2025:

  • Limassol : 341 transactions (+17%);
  • Nicosia : 322 transactions (+31%);
  • Larnaca : 236 transactions (+66%);
  • Pathos : 110 transactions (+38%);
  • Famagusta : 40 transactions (+109%).

In the first five months of 2025, local buyers completed 4,373 transactions, which is 16% more than in the same period of 2024. Sales growth was also recorded in all districts:

  • Limassol : 1432 transactions (+8%);
  • Nicosia : 1413 transactions (+20%);
  • Larnaca : 890 transactions (+27%);
  • Pathos : 470 transactions (+7%);
  • Famagusta : 168 transactions (+25%).

Foreign market

Foreign buyers purchased 589 properties in May 2025, up 21% from 488 transactions the year before. Demand was distributed as follows:

  • Paphos : 194 transactions (+48%);
  • Limassol : 184 transactions (+20%);
  • Larnaca : 133 transactions (+4%);
  • Famagusta : 31 transactions (+11%);
  • Nicosia : 47 transactions (-2%).

A total of 2,812 sales to foreign buyers were recorded in 2025, up 15% from 2,450 in the same period last year, with growth in property sales recorded in all areas:

  • Paphos : 901 transactions (+13%);
  • Limassol : 849 transactions (+24%);
  • Larnaca : 664 transactions (+11%);
  • Famagusta : 156 transactions (+14%);
  • Nicosia : 242 transactions (+3%).

Buyers from EU countries

The number of transactions involving EU buyers increased by 17% to 184 in May 2025. Limassol and Paphos were the leaders in activity in this segment:

  • Limassol : 68 transactions (+94%);
  • Pathos : 48 transactions (+4%);
  • Larnaca : 36 transactions (-10%);
  • Famagusta : 11 transactions (-21%);
  • Nicosia : 21 deals (-5%).

The number of transactions involving EU citizens reached 724 in the period from January to May 2025, up 29% from the same period last year (561 transactions). All areas, with the exception of Nicosia, showed an increase in sales:

  • Limassol : 183 transactions (+38%);
  • Pathos : 251 transactions (+41%);
  • Larnaca : 131 transactions (+18%);
  • Nicosia : 92 transactions (-6%);
  • Famagusta : 67 transactions (+56%).

Non-residents from other countries

Demand from non-EU buyers has also increased significantly. In May 2025, such buyers concluded 405 transactions, up 22% compared to May last year.

Sales by area:

  • Limassol : 166 transactions (-2%);
  • Nicosia : 226 transactions (unchanged);
  • Paphos : 146 transactions (+72%);
  • Larnaca : 97 transactions (+10%);
  • Famagusta : 20 transactions (+43%).

In the first five months of 2025, the total number of transactions among non-EU residents was 1,904 (+10% compared to 2024). Sales dynamics by district:

  • Limassol : 598 transactions ((+16%);
  • Nicosia : 129 transactions (+12%);
  • Pathos : 602 transactions (+5%);
  • Larnaca : 497 transactions (+11%);
  • Famagusta : 78 transactions (+43%).

 

Key trends and challenges

Paphos remains the most popular area among foreign buyers, with demand consistently exceeding local interest. Limassol and Larnaca also continue to attract investors due to their well-developed infrastructure and favorable location.

However, the activity of foreign buyers has raised concerns among locals, especially young Cypriots, who are finding it difficult to rent or buy property in popular areas.

 

The Cyprus residential property market in May 2025 remains strong, remaining attractive to both investors and holiday home buyers. It is important to consider social aspects and develop measures to facilitate the affordability of properties for local residents.

Cyprus continues to strengthen its reputation as a key investment destination in the Mediterranean.
