According to Landbank Analytics, the total value of office and retail transactions nationwide reached €29.8 million in the first six months of 2025. This volume included:
- 128 transactions for the sale of stores worth 19.2 million euros;
- 51 office sales transactions with a total value of 10.6 million euros.
This structure indicates higher activity in the commercial real estate segment compared to office real estate.
Offices
The largest number of office transactions were recorded in Nicosia and Limassol, the country’s key business centers. In the first quarter of 2025, 30 office transactions were registered in Nicosia and 13 in Limassol. These two districts accounted for the majority of the market share in terms of transaction volume.
Activity was noticeably lower in other areas. Only three transactions were recorded in Paphos, five in Larnaca, and there were no office sales at all in the Famagusta area.
Limassol emerged as the clear leader in terms of average office property prices, at approximately €303,000 per unit. In Paphos, the average price reached €212,000, and in Nicosia, €182,000. The most affordable offices were offered in Larnaca, where the average price was approximately €120,000.
Shops
Commercial real estate such as shops saw a higher number of transactions and a more balanced price distribution across districts. Nicosia led the way with 53 sales, followed by Limassol (31), Paphos (25), Larnaca (13), and Famagusta (6 transactions).
Average retail prices varied less sharply than in the office segment. The highest price was again recorded in Limassol, at approximately €166,000. Paphos came in second with an average price of €163,000. In Nicosia, the average price was €135,000, and in Larnaca, €129,000. In Famagusta, six transactions were concluded with an average price of approximately €202,000.
