Construction of a modern multifunctional complex worth €22 million in Limassol

Curium Company Palace Hotel LTD plans to build and operate a mixed-use development on the site of the former Curium Hotel. Palace in Limassol Municipality. The project cost is €22 million. Construction is expected to be completed within 30 months, once all necessary permits are obtained.

Main characteristics of the project

The proposed development includes:

  1. Basement area of 2,817 m²
  2. First floor:
  • Commercial area – 210 m²
  • Reception area of the office building is 300 m²
  • Disabled parking and vehicle dismantling corridors – ~715 m²
  1. Mezzanine:
  • Commercial part – 105 m²
  • Office part – 150 m²
  • Technical floor – 650 m²
  1. Offices:
  • 1–3 floors — 2,475 m² (825 m² each)
  • 4th floor – 640 m² with a covered terrace
  • 5th–6th floors — 1,280 m² (640 m² each)
  • 7th floor – 680 m² open space (garden)
  • 8th–9th floors — 1,020 m² (510 m² each)
  1. Roof garden – 540 m²

The project includes 103 parking spaces, including four for people with disabilities, 79 of which are located in the basement and 24 in the ground floor. Five bicycle spaces are also provided .

Design

The complex is designed vertically, minimizing the footprint. The building is divided at two points to create vertical green spaces, thereby creating high-quality spaces for staff. For power supply, a substation and solar panels are planned for installation underground, covering approximately 29% of the building’s electricity needs .

According to MEEP estimates, the project will create approximately 500 jobs and attract up to 40 visitors per day. The development of the area will improve the district’s infrastructure and create conditions for commercial activity with corresponding socio-economic benefits. Furthermore, the project will refresh the area’s visual and functional appearance.

Location and geological features

The Limassol Archaeological Museum to the west, and a municipal garden to the southwest ( 50 meters away). The site is classified as geological suitability zone 02, requiring geotechnical surveys before issuing a building permit. No archaeological remains have been identified on the site, although valuable archaeological burials have been noted in the surrounding area.
