Ask’s analysis Wire , based on ongoing monitoring of the development of 421 luxury projects across Cyprus, found that two-bedroom apartments were the most attractive for buyers in Cyprus in the fourth quarter of 2023.
In the last quarter of last year, there were 240 transactions totaling €154 million . In particular, in October there were 89 transactions worth 49.6 million euros, in November – 106 transactions worth 76.9 million euros, and in December 2023 – 45 transactions worth 27.2 million euros.
These sales corresponded to 240 residential apartments. The average sales price per square meter for transactions with one-room apartments was €2,749, with two-room apartments – €2,804. The average price per square meter rose to €4,293 for deals on three-bedroom apartments and jumped to €15,716 for four-bedroom apartments.

Of the 206 luxury apartments sold in the 4th quarter of 2024:
- Studio apartments: The total value of 43 apartments reached 13 million euros, and their average sales price is estimated at 247,900 euros.
- Two-bedroom apartments: 104 sales of two-bedroom apartments completed. Their total cost was 56 million euros, and the average price was 286 thousand euros.
- Three- room apartments: 59 three-bedroom apartments were sold for a total price of 45 million euros. Their average selling price was €535,600.
