Landbank Analytics has published a fresh analysis of the Cyprus apartment rental market, covering July 2025. The study is based on data from property listing platforms and reflects average asking rents for each area, as well as the number of bedrooms in the apartments.

Only 1,390 apartments available for rent nationwide , down from 3,257 in January 2025 .

This significant reduction in availability creates local markets with marked price differences depending on the area, type and size of the property.

Limassol : premium segment with the highest prices

Limassol maintains its status as the most active and expensive rental market in Cyprus. There are 1,013 apartments available , which is the bulk of the national supply. Distribution by type:

  • Double bedrooms : 502
  • Three-bedrooms : 304
  • Singles: 166
  • Four-bedrooms : 33
  • Five-bedrooms : 6

Average rental rates in Limassol :

  • One bedroom apartment: €1,651
  • Double : €2,574
  • Three bedroom : €3,812
  • Four bedroom : €7,224
  • Five bedroom : €7,750

Nicosia: balanced offer and moderate prices

The Nicosia metropolitan area offers 191 apartments , of which :

  • Double : 90
  • Three-bedrooms : 63
  • Singles: 30
  • Four-bedrooms : 8

Average rental rate:

  • Single: €1,070
  • Double : €1,150
  • Three bedroom : €1,823
  • Four bedroom : €1,433

Nicosia maintains a reasonable balance between demand and price, with two and three bedroom apartments in particular demand , both among students and families.

Larnaca : An Affordable Option with Growing Demand

128 apartments for rent in Larnaca , including:

  • Doubles : 92
  • Three-bedrooms : 21
  • Singles: 15

Average prices:

  • Single: €989
  • Double : €1,274
  • Three bedroom : €1,498

Larnaca offers the most affordable one-bedroom apartments in Cyprus, while multi-bedroom rentals are on the rise .

Pathos: stability and predictability

54 apartments available in Paphos :

  • Doubles : 34
  • Singles: 11
  • Three-bedrooms : 9

Average rates:

  • Single: €1,245
  • Double : €1,441
  • Three bedroom : €1,983

The Paphos market is characterized by stable prices and a logical dependence of cost on area.

Famagusta : minimum offer

There are only 4 apartments for rent in the Famagusta area , all two -bedroom . The average rental price is €2,150 , which is due to the extremely limited supply and high demand in the resort area.
