According to data from Ask According to Wire , a company specialising in monitoring construction activity and analysing market transactions, the total value of the ten largest island-wide transactions in October 2025 was €87.6 million .
The analysis results demonstrate the undisputed leadership of the Limassol district , which practically monopolized the list of the ten most expensive properties. Of the ten transactions, eight were registered here. The total value of these eight transactions in Limassol reached almost €77 million .
The most expensive property of the month was a three-story apartment located in Potamos Germasogeia . The price of this residential property was €15.2 million . Experts note that this area has an enviable track record of high-budget projects.
In addition to Limassol , the top 10 also included properties located in the Famagusta district . Two large transactions were recorded there, totaling approximately €11 million . The main activity in this area was concentrated in Ayia Napa .
The rest of the island’s districts did not make it into the October top ten sales ranking, highlighting the high concentration of capital in the coastal areas of Limassol and Famagusta .
The distribution of the ten most expensive transactions by property type is as follows:
- Residential Property: Four properties valued at €31.9 million . This includes three apartments in Potamos. Germasogeia (including three-bedroom and larger options) and one private house in Ayia Napa .
- Land plots (fields): Three objects with a total value of 16.9 million euros.
Experts note that the Limassol district plays a decisive role in shaping the luxury residential real estate market. It is the only district where seven- and eight-figure transactions are regularly recorded, particularly in the apartment segment. In other areas of Cyprus, apartment sales at such high prices are currently much rarer.
