LIFE REALTY, a company specializing in the sale of real estate in the Limassol and Paphos areas, in cooperation with the appraisal firm Demos Georgiou & Associates LLC has released its 2025 market report, focusing on the 10 largest individual transactions of the year, officially registered with the Land Department.
The total value of the 10 largest transactions amounted to approximately €236 million . Block sales were a characteristic feature of the year, confirming the high level of confidence of institutional investors and funds in the Cyprus market. Investors are banking on long-term capital growth and high returns on residential real estate in 2026.
The largest transactions of the year were concentrated in the Tsiflikoudia district . The two largest transactions here accounted for 43.4% of the total volume of the top 10:
- First Place (€58,000,000): Acquisition of 12 office spaces and 78 parking spaces in a high-rise building on the seafront. This is the largest commercial transaction of the year.
- Second place (€44,782,440): Purchase of 10 apartments in the same area by one investor.
High demand for premium office space along Limassol’s coastline remains high. Third place on the list (€28.5 million ) went to a five-story business center in the Agios Georgios ( Fragkudi ) to Agios Athanasios . Another significant deal worth €14.8 million (eighth place) was recorded in the Neapolis district , where office space in a multi-story building was sold.
The luxury residential real estate segment is represented by unique properties in high-rise complexes:
- Fifth place (€15.2 million ): a large three-room apartment on the 21st, 22nd and 23rd floors, with a private roof garden and its own swimming pool.
- Ninth place (€10.1 million ): Purchase of three apartments with eight parking spaces.
- Tenth place (€9.35 million ): Sale of an apartment on the 33rd floor in an elite residential complex in Limassol .
Land plots for future residential development also attracted significant funds. The sale of a plot in the Mesa area took fourth place in the ranking. Geitonia ( Timiou Prodromou quarter ) for €26 million. Sixth and seventh places were shared by deals of €15 million each for plots of land for tourism and commercial use in the Potamos districts. Germasogeia and Agios Tychonas .
