The Cyprus real estate market closed 2025 on a high note, demonstrating strong growth both in December and throughout the entire twelve-month period. Positive momentum dominated the market throughout the year, as evidenced by a significant increase in the number of registered sales contracts.
According to official data from the Land Department, the volume of transactions in December 2025 nationwide increased by 24% compared to the same period last year, reaching 1,659 contracts. Year-on-year (January to December 2025), 18,114 documents were submitted to provincial cadastral offices, representing a 15% increase compared to 2024, when 15,797 transactions were registered.
Statistics by district
Limassol
Limassol area continues to maintain its status as a leading hub for residential real estate activity . Last December, 478 transactions were recorded there, a 12% increase compared to December 2024 (428 transactions).
In 2025 alone, 5,563 properties were sold in Limassol, representing over 30.7% of the national market. Demand for residential properties in the area, including modern one-, two-, and three-bedroom apartments, increased by 11% compared to the previous year.
Nicosia
Nicosia is also seeing a steady increase in buyer interest. In December 2025, residential property sales in Nicosia increased by 16%, reaching 366 transactions. For the entire 2025, the capital region accounted for 22.7% of the national sales volume, with 4,115 transactions, representing a 17% increase over 2024.
Larnaca
The Larnaca district demonstrated the most impressive growth in December . The number of transactions here increased by 44%, rising from 263 (in December 2024) to 380. Larnaca’s annual figures also demonstrate significant progress: 3,978 sales contracts were registered in 2025, a 19% increase compared to the previous year. This district’s share of overall sales was 22%.
Pathos
The Paphos region saw a 29% increase in December 2025, reaching 342 transactions. Overall, activity in Paphos increased by 15% in 2025, reaching 3,567 registered contracts (almost 20% of the country’s total market).
Famagusta
In Famagusta, sales increased by 39% in December (93 transactions compared to 67 the previous year). Overall, property sales in the area increased by 15% year-over-year, with the total number of residential property purchases submitted reaching 891.
