Analysis of the Cyprus House Rental Market: Comparison of Prices by Area

According to the latest report from Landbank Analytics , the Cyprus rental market continues to show marked differences between areas. In July 2025, Limassol firmly cemented its position as the most expensive luxury residential rental destination, while Nicosia remained the most affordable.

Limassol

The average rental price for a house in Limassol has reached €5,099 per month, with the largest price increases seen for larger houses:

  • double – €2,119,
  • three-bedroom – €3,286,
  • four-bedroom – €5,933,
  • five-bedroom – €8,431,
  • six-bedroom apartments – almost €10,000.

Limassol was the leader not only in price but also in the number of offers. In July, 323 houses were available here, which made up 64.3% of all properties on the market.

Pathos

Paphos is the second most expensive, with an average rental rate of €4,338. Demand was particularly high for four- and five-bedroom homes, which were rented for an average of €5,358 and €5,675 respectively. Six-bedroom homes reached €5,700 per month. Smaller options remain more affordable, with three-bedroom homes costing €3,220 and two-bedroom homes €2,300.

Nicosia

In Nicosia, tenants were offered the most affordable conditions. The average cost was €2,756 per month.

  • two bedroom houses – €1,000,
  • three-bedroom – €2,149,
  • four-bedroom – €2,791,
  • five-bedroom – €3,638,
  • six-bedroom – €4,360.

Despite the lower price level, Nicosia ranks second in terms of the number of properties on offer, with 67 homes.

Larnaca

There were 54 houses for rent in Larnaca. The average rent in Larnaca was €2,908. The market is dominated by three- and four-bedroom houses:

  • double – €1,338,
  • three-bedroom – €1,968,
  • four-bedroom – €2,709,
  • five-bedroom – €2,964,
  • six-bedroom – €4,500.

Famagusta

Famagusta recorded an average rental price of €3,138. However, due to the small number of properties on offer (only 12 houses), the market is subject to sharp fluctuations. For example, two-bedroom houses were rented for €1,400, while five-bedroom houses reached €5,250.

 

There were 502 homes available for rent across Cyprus in July. Analysts say the main problem with the market is the limited supply of larger properties, which continues to drive up prices, particularly in Limassol and Paphos.

According to Andreas Christophorides, CEO of Landbank Group, the high activity in Limassol reflects the city’s stable economic growth and the ongoing shortage of residential property, while demand for luxury homes remains stable across the island.
