The Department of the Environment has approved the division of a large piece of land into 144 lots in the municipality of Kato Polemidion. The study project by Lellos A. Marcoulides Ltd, belongs to the urban area, is located in a predominantly residential area and has a total area of 133.552 sq.m.
Based on the environmental opinion, the proposed division has as its sole purpose the creation of residential development sites and not the construction of any other structures. Thus, the project involves the creation of 144 sites, an internal road network, public parking spaces, a public recreation area, green spaces, as well as 37.197 sq.m. will be set aside for the construction of a road network, which also includes reserved land for the opening of a future motorway.
In more detail, the project includes :
- Creation of 144 parcels: 144 parcels will be created after splitting. It is noted that the EAS high-voltage line passes from above. At the points of passage of the air network of the EAC, the fates will not be divided, but green spaces and places for utility equipment will be created.
- Creation of roads: In order to meet the needs of development, an internal road network will be created, which will cover an area of 30,000 sq.m. The proposed roads will have a standard cross section of 11.0 m (3.5 m of lanes and 2 m of sidewalks on each side).
- Creation of parking spaces: A total of 49 public parking spaces will be created in nine locations on the site, of which 32 will be street parking spaces in eight different locations within the development, and the remaining 17 will be located in the northwestern part of the project next to the green area.
- Utilities Zone: A 2,391 sqm Utilities Zone will be created in the northwestern part of the site. This space is expected to accommodate seating/benches, playgrounds, etc.
- Community Green Spaces: A total of 17 green spaces will be created at various scattered locations on the site, totaling 14,453 sq.m.
