How to Buy a Seaside Cottage in Cyprus

You will also need to pay the Transfer Fee for the transfer of ownership rights. After registration, you will be issued a Title Deed, certifying ownership.

It is advisable not to purchase property without a Title Deed. If the previous owner was unable to obtain it, you may face difficulties as well. Situations where a Title Deed cannot be issued include unauthorized construction on agricultural land that was later reclassified for residential use. In such cases, a Title Deed can be obtained for the land, but not for the cottage. The same applies if there have been unauthorized alterations to the property. To obtain the Title Deed, the actual layout must match the approved plans.
